Terrazzo Offers 109 Upscale Condominiums For Purchase In The Gulch

NASHVILLE, Tenn. (June 1, 2006) The Gulch and Terrazzo -- which is Italian for terraces and a polished building material used in contemporary décor – may sound like opposite ends of the neighborhood spectrum, but they combine to create a new downtown neighborhood for sophisticated homebuyers seeking an urban address.

Terrazzo’s 14 stories of expansive, floor-to-ceiling glass and oversized terraces, located at 12th Avenue South and Division Street in The Gulch, officially opened its offsite sales center to the public May 24, according to developer Bill Barkley, president of the Crosland Tennessee Division. Barkley is a founding developer of The Gulch and a partner of Nashville Urban Ventures, the designated master developer of the $400 million Gulch urban redevelopment project.

Terrazzo will be the first multi-use development in the Gulch. Atop its first four floors of retail, restaurants and offices will be 10 stories of 109 condominium homes, according to Barkley.

“These are sophisticated estate homes translated to an urban environment – they’re not lofts with exposed ceilings of pipes and wiring,” said Barkley. Terrazzo’s contemporary architecture is influenced by mid-century modernism. Each condominium home features spacious floorplans with 11’ 8” ceilings, 8’ doors, and rich appointments and the luxuries normally associated with both upscale West Nashville and suburban housing. “Our standard finishes and appliance package would typically be considered an upgrade, but they’re included in the base price of each home, and we also offer several design options at no additional cost. And our location affords dramatic floor-to-ceiling views of the Nashville skyline and the surrounding hills,” said Barkley.

The Terrazzo sales center is located on the 30th floor of the L&C Tower at 401 Church Street in downtown Nashville where Crosland offices. The sales center includes full kitchen and bath models as well as displays of the flooring and other finishes available in the 26 different floor plans which range from 950 to more than 3,000 square feet.

Priced from the $300,000’s to more than $1million, homes are available in flats, two-story or penthouse designs with one, two or three bedrooms.

“We are creating a sense of place here at Terrazzo,” said Barkley of the $50 million project. “A neighborhood. These are not investor owned homes, by and large, but rather exclusive homes for individuals and couples who want to enjoy an active, metropolitan lifestyle. We’ll have a restaurant, retail shops and offices in the building, and The Gulch restaurants and business are just outside the front door. We’re building a small community here, within The Gulch.”

In addition to such high-end amenities as solid surface countertops, Italian wood cabinets, stainless steel appliances, hardwoods, and fully tiled baths, Terrazzo is technology ready for Ethernet, cable, satellite, telephone and sound systems. Building amenities include a 24-hour concierge, underground auto and bike parking, dog walk, a sixth-floor pool terrace with skyline views and a lap pool, indoor fitness and cardio center and large club room opening onto the terrace.

“We expect most Terrazzo residents will be in the 35 and up age range – seasoned professionals who prefer an urban lifestyle to the suburbs,” said Barkley. “These neighbors will opt for the convenience of making the short walk or ride to downtown, Music Row and Midtown, rather than the daily commute from outside to inside, so to speak,” he says.

Groundbreaking is slated for June, 2006 with completion scheduled for late 2007.

“Since our sales center opening last week, sales are already brisk, and with only 109 total homes, we expect Terrazzo to be sold out long before the first moving van arrives,” said Barkley. “Residents here will have the opportunities long afforded urbanites in other major metropolitan cities. Nashville may have been a bit slow to arrive at upscale mixed-use urban living, but we’re coming on line quickly,” said the 20-year-veteran of the development business.
